1. What is the cost of your Full Service package?
Our full service package is available only in Chicago. The cost is equivalent to 1st months rent. With a minimum fee of $400.

2. What type of listing agreements do you have?
Non-exclusive listing agreement, which means anyone can lease up your unit and we will only get paid if the tenant comes from us.

3. Why do I have to pay a $100 marketing fee?
We require all non-exclusive listing agreements to pay a upfront marketing fee of $100, because we actually start a marketing campaign to advertise your property individually with the full address of the property and you will get tenants that go directly to your property to rent from you directly, and we do have to pay our marketing dept for the daily advertising that we do.

4. If I list a lot of properties with you, do I have to pay the marketing fee?
Yes, but it will depend on how many buildings you have. The fee is $100 flat if we have a full service package agreement with you.

5. Why do I have to pay a marketing fee, other companies, do not charge a marketing fee?
Other companies, do not do individualized marketing plans to advertise your property, they put your property in their database and hope that 1 of their tenants takes an interest in your property. We take pride in working with our owners, our goal is get your property rented as fast as possible, so we advertise it in a way that the tenant will drive by the property and call whatever sign is posted on the property. In order for you to lease your property as soon as possible, whether we rent or someone else does, it does not matter to us. We just want it rented. You must pay upfront, because we have to pay for the Marketing services upfront. This payment is for us to start marketing your property,you will rent it yourself with the leads that will be provided to you.

6. How do you make money then?
We take pride in helping others, That’s why we are in the business. We make money on other services offered, either way out goal is to assist you with getting your property rented.
Some say this is to good to be true, but we believe in paying it forward, our good deeds come back to us when we need it.

7. How long will it take before you start showing my property?
We will start showing your property as soon as we receive access and have tenants that are interested in viewing.
We do start our marketing within 24 hours of the agreement.

8. What if I have an interested tenant that comes to me to be processed that I showed before I signed your listing, do we still have to pay for the full service package?
No, Our listing agreements are non-exclusive, meaning that if you find your own tenant you will not have to pay us. Although the marketing fee is non-refundable.

9. Are there discounts for Multiple properties?
a. Our marketing packages are already priced very competitive. We offer specials on Full service Packages on larger accounts. Our marketing packages are already priced very competitive. You only pay 1 fee per building, which includes the set-up fee and 1 set of pictures to market. We can add information about your other properties avail in the ads, but not additional photo's.

10. If my unit is still under construction or repairs are being made can you still show the property?
Yes, if you have signed up for the full package, we will show the unit while under construction. Property must be completed within 30 days max. For tenants to move-in. We would like for the unit to in its final stages.

11. If I sign up with your company, can I still market my own property?
Yes, you may continue to market your own property.
Our Marketing plan will give you leads as well.

12. If I have different units in different locations, will one contract cover them all?
Yes, you only need to sign 1 contract, It will be a master agreement, for the property address, write master agreement and see attached listings.

13. Can I use your marketing services and rent the unit myself?
That is what the marketing Services are designed for, you to maximize your profits?
14. If I have a flyer in circulation already, how would I get those tenants to you for Prescreening?
You may have them go to our website to complete the form, or they may call into our office.

15. If i am a Realtor or Broker in another state and am interested in learning how to service my state with a Full Service Package, what do I need to do?

We work with Brokers, Realtors, Property Management Companies, as well as private owners.

16. How long are the contracts?
Our Marketing packages are for 60 days. This is a great deal, considering the amount of time and Agressive Marketing that we do to get your property rented. We market your property daily.
Our Full Service Packages ( Available in Chicago) are non-exculsive listings they expire in 1 year and require that you pay the $100 Marketing fee upfront, Contract will be completed once the property has been rented.

17. Do I stay in control of who I approve or deny for my units?
Absolutely, you are the only person who will approve or deny a tenant. We will forward all documentation to you to sign off on. You will review the application and are more than welcome to do further investigation on the tenant, such as speaking with the prior landlord yourself, calling the tenant to speak or whatever you need to do, to ensure that you are getting a good tenant.

18. How long does it take for you to find a Qualified tenant?
That depends on your criteria, condition of your unit and pricing.
We do not show units if the tenant does not meet your criteria, Therefore, it may take a little longer for us to get a qualified tenant. We do not just send anyone your way. We do our best to send you the best qualified tenant that is available your rental.
We do not just sent you a tenant, to get a check, we take pride in
our services, so there are a lot of tenants, that might have been interested in your unit, that you did not see or hear anything about. Please believe, we would rather not get a check than send you a tenant, that you will have to evict in a month or two. Although we can not promise you that the tenant may not lose their job, or get sick. These things happen!

19. Can you list the property for 1 price for market tenants and another for Section 8 tenants?

20. Where do you advertise our properties?
We have the most innovated marketing strageties out there, we advertise your property on the web to hundred's of thousands apartment seekers and also to consumers. Although you may see our some of our listings on Craiglist, that is just 1 source.
No we can’t tell exactly how we do it, but our results speak for themselves!!! We have owners that only use our marketing services, and they come back again and again to advertise only with us. We also have thousands of tenants that frequently visit our site to view our property listings.
